Property expert Simon Barnes gives a low down on some of the most desirable streets in Prime Central London

“Property in prime central London is a two-tier market:
  1. The first tier is made up of a limited number of properties in most price ranges which can be found in the right condition and perfect location and which, are offered at the proper price.
  2. The second tier consists of a large number properties located ‘on the fringe’, perhaps on the wrong side of the street, lacking key amenities or not presented in absolutely the best condition.”

ON MAYFAIR

Simon Barnes says: “There are really only ten most desirable streets in Mayfair.” Here are Simon’s top four:

Charles Street – Simon Barnes says: “A street with houses that contrast in style and architectural features, with some narrower than others.  At the rear, you will see that others back closely onto houses in Hay’s Mews to the north and Clarges Mews to the south.”

Upper Grosvenor Street – “Refined elegance with some fine houses, this is old Mayfair as we know it.”

Mount Street – “Now rivalling Bond Street as a chic shopping destination with stylish flagship boutiques and heritage brands – Mount Street has a vibrant village feel.”

Green Street – Simon Barnes says: “In reality, even in the prestigious location Green Street, Mayfair there are perhaps only four or five houses that I would recommend buyers view.”

ON KENSINGTON

Simon Barnes says: “It’s the same story in Kensington.

Holland Villas Road – houses on one side of Holland Villas Road back on to the noisy Holland Road, while houses on the other side back onto the very much quieter large houses of Addison Road.”

ON BELGRAVIA

Simon Barnes says: “At first glance the houses lining the smart streets in Belgravia appear identical.

Cadogan Place – “One of Belgravia’s most desirable and prestigious streets.  At the eastern end houses are white stucco fronted buildings, yet at the southerly end they are plainer with brick facades. While the white facades may seem attractive, all these houses back closely onto their mews houses. The brick fronted houses are much better; more space at the rear, quieter and altogether a better location.”

Destination Chiltern Street, Marylebone W1

The Portman Estate has been the guardian of 110 acres of Marylebone since 1532 and Chiltern Street in Marylebone is one of its success stories.  The once tawdry lack lustre enclave of commercial buildings and offices located in ‘ Sherlock Holmes territory ’, a mere three minutes from Baker Street tube has been rejuvenated in recent years.

Today it is a vibrant destination village, bustling with independent retailers, boutiques, artisan cafes and smart trendy restaurants.  Londoners and incomers head to Chiltern Street as a ‘go-to’ social hub for shopping, socialising and entertaining.

Celebrities, such as David Beckham, Lily Allen and former Prime Minister David Cameron are all diners at the fashionable Chiltern Firehouse. The former empty fire station was transformed into a luxury hotel boasting 26 boutique suites by American hotelier Andre Balazs.

Eclectic interesting and sophisticated shops pepper the area of Chiltern Street from individual clothing boutique Archer Adams aimed at those who resist trends to Trunk Clothiers aimed at the modern man; for contemporary and precious jewellery head to Cox & Power, for a traditional smart barber shop Mario’s is perfect and Jas music shop is a treasure trove for those looking to add to musical instrument collection.

Mayfair’s five ‘coffee snob’ hotspots

Coffee houses in London started to pop up in the 17th Century frequented by those from the insurance houses and auction houses such as Sotheby’s and Christies.  The first Gentleman’s Clubs emerged from coffee houses, attracting a more aristocratic clientele by charging membership fees.

Kopi luwak is the world’s most expensive coffee, largely due to the unusual production method involved. It has been produced from the coffee beans which have been digested by the palm civet, an Indonesian cat-like animal. The faeces of this cat will be collected, finished and sold as kopi luwak. The short supply and high demand, the different taste and the unique production methods make kopi luwak the most expensive coffee in the world.

The buzz: Anzu in St James’s Market

When a new Tonkotsu opens it usually creates a buzz, but now the people behind it, Emma Reynolds and Kensuke Yamada, are coming up with something completely different. Anzu in the new St James’s development opened on the 3rd November and is described as a Japanese brasserie: “good food and amazing service in fine but relaxed surroundings”.

The main event is the daily Teishoku set lunch – steamed rice, pickles and miso soup with a choice of a few main courses including miso cured salmon, wagyu, katsu or tempura. Emma Reynolds explains that, “Teishoku is massive in Japan”.  In addition, Anzu also offers and a la carte menu, including:

  • King Crab gyoza
  • Black cod teriyaki
  • Wagyu fillet steak with butter sauce 
  • Double stock tsukemen ramen
  • Takitomi rice

The restaurant’s interior design has been designed by Blenheim design.  Authentic Japanese stone and natural stone which takes its inspiration from contemporary Tokyo interior design.  Thomas Blythe, formerly from St John, is the experienced maitre’d, heading things up front of house.  To accompany the menu, Anzu stocks a range of fine wines and cocktails, along with imported Japanese beers and whiskies.
